Land and property are immovable, so the muhurat for buying or registering them favours fixed, rooted nakshatras for permanence, on a benefic and stable weekday, in the waxing fortnight. The aim is a beginning that lasts.

What a property muhurat looks for

  • Nakshatra. Fixed and rooted stars suit immovable assets: Rohini, Uttara Phalguni, Uttara Ashadha, Uttara Bhadrapada, Dhanishta, Shatabhisha, Anuradha, Chitra, Swati and Revati. Bharani, Krittika, Ardra, Ashlesha, Magha, Moola and Jyeshtha are avoided.
  • Weekday. Thursday (Jupiter) is especially favoured for acquiring immovable assets, with Monday, Wednesday and Friday close behind. Tuesday is avoided.
  • Tithi. The waxing fortnight on a favourable tithi is preferred. The Rikta tithis, Amavasya and Purnima are set aside for the registration itself.

Registration day versus possession

The legal registration date is often driven by the registrar's calendar, not the panchang. When you can choose, pick a favourable day and sign within an auspicious Choghadiya window, away from Rahu Kaal.
